OUTLOOKIssue 3 - Oct 2007
Welcome to the third installment of Outlook, the e-newsletter designed to keep you up-to-date with news and progress from The Watermark.
New WEBSITE Features: Downloads and Video FlythroughThe Watermark website (www.thewatermark.co.nz) now has a download feature allowing clients to download brochures, floor plans, and commonly asked questions. New material will be continually added as it becomes available. The new flythrough offers a unique view of the development, and a clear representation of the finished product- http://www.thewatermark.co.nz/flythrough.html Strong buyer demand for high-end Wellington CBD real estateThere has been a strong surge in interest for residences in Wellington's prestigious The Watermark development over the last three weeks. In recent weeks, The Watermark sales team has had a surge of prospective buyers through the show suite
located in the John Chambers building above the Rialto Theatre. Twelve million dollars worth of contracts have been signed over the past two weeks for residences on the market from $975,000 through to an average of $2.8 million.
Valuer confirms the Watermark's "value for money"An independent registered valuer has confirmed that The Watermark residences are "good value for money" with valuations supporting the sales prices on today's market, even though they won't be ready for occupancy or paid for until 2010. Colliers International director of valuation, Mike Horsley, said the valuations were based on a range of criteria including recent CBD and Oriental Bay sales of properties at the highest end of the Wellington market, as well as the quality of construction and fit-out.
"We have independently verified that nothing has ever been built in Wellington that reaches the quality of The Watermark construction", Mike Horsley stated. The valuation took into account The Watermark's premium location, the fact that The Watermark is sited on an entire city block with sun on all four sides and 360 degree views of the harbour, CBD, Te Aro and Mount Victoria. "If there is an expectation that high-end waterfront properties of this nature will continue to appreciate in value over the next three years there will be a capital gain to be made from buying in The Watermark off the plans," concluded Mr Horsley.
Deposit bond makes securing a Watermark residence easyDeposit bonds that enable delayed settlement are proving very attractive for The Watermark buyers. A deposit bond allows a buyer to secure a property in the exclusive development at its present day value, with full payment not being made until the projects completion in three years time. The holding cost of the bond on average equates to just 0.5% of the purchase price. A 10 percent deposit is required for an unconditional sales contract and the deposit bond facility rate ranges from 1.1%-1.5% of the deposit amount. Buyers instruct their bank to issue a bond secured over an existing property or cash held with the bank. The bank issues the bond to the developer as a deposit for the property.
The Watermark sponsors Rugby World Cup Captains Dinner in London
The Watermark is proudly sponsoring a dinner to honour the five previous winning World Cup Captains, to be held at Cafe Royal in London prior to the World Cup semi-final matches. Each individual Rugby World Cup Captain has a different sponsor, with The Watermark sponsoring New Zealand's winning world cup captain, David Kirk. A short charity auction, led by Jeffrey Archer (assisted by the World Cup Captains) will be held, with proceeds going to the Burned Children's Club.
New billboard, focus on customisation-
New billboard and advertising material for The Watermark has recently been launched, with the John Chambers billboard certainly grabbing plenty of attention (as pictured to the right). The new campaign focuses on the purchaser customisation features of The Watermark. Aaron Nation, The Watermark's marketing manager said, "owners at The Watermark have the ability to customise their residence to suit their needs and tastes, working with the kitchen designers and architects to do so. This aspect of the development really sets The Watermark apart from other apartment buildings in Wellington and quite possibly New Zealand."
